Inspector terms

Version 2026-10-24. These terms apply to every inspection job you accept from Manej.

1. You work for yourself

You are an independent contractor, not an employee, agent or partner of Manej. You cannot bind Manej to anything. Nothing in these terms makes you an employee.

2. Jobs are offered, never required

  1. Manej offers jobs one at a time by link. Each offer states the property, the arranged time, the access instructions and the fee.
  2. You may accept or decline any job, without giving a reason. There are no set hours and no minimum number of jobs.
  3. You may do work for anyone else, including other property businesses.

3. Your own means

You use your own phone, transport and equipment and carry your own costs, including travel.

4. What a completed job is

  1. A report through the job link that covers every listed area, each with a condition, photos (a wide photo, then each defect) and notes, and your overall findings.
  2. Manej sets the standard of the report, not how you organise your day.
  3. Record only what you see. Do not guess, and do not change or add to a report after the visit.

5. Fees and payment

  1. The fee for a job is the amount in the job offer. It is earned when the report is accepted as complete.
  2. Manej pays the fee by EFT to the bank account you gave at enrolment, with the job reference.
  3. Accept payment only from Manej. Never take money, goods or favours from tenants or owners.

6. Tax

You are responsible for your own income tax and, if you are registered for it, VAT. Manej does not deduct PAYE, UIF or SDL from your fees. If you are registered for VAT, give Manej your VAT number and invoice accordingly.

7. On site

  1. Enter only at the arranged time with the arranged access. If no one is there and access was not arranged, leave and tell Manej through the job link.
  2. Report any danger to people or property (for example exposed wiring, gas, flooding) to Manej immediately, and warn the occupant.
  3. Photograph the property, not people, personal documents or valuables.
  4. Do not discuss the tenancy, rent or the owner with the tenant. Refer questions to Manej.

8. Personal information (POPIA)

  1. You process personal information for Manej only to do the job, and keep it confidential.
  2. Submit photos and notes only through the job link. Delete them from your own devices once the report is submitted.
  3. Tell Manej at once if you believe personal information has been lost, seen by someone else or misused.

9. Verification

At enrolment you give your identity document, proof of address, bank confirmation and a photo of yourself with your ID. Manej may verify them and may ask you to update them.

10. Responsibility

You are responsible for loss or damage you cause on a job through negligence or dishonesty, and for your own vehicle and its insurance.

11. Ending

  1. Either side may stop at any time. Finish or hand back any job you have accepted.
  2. Manej may stop offering you jobs if reports fall short of the standard in clause 4 or if these terms are broken.

12. Changes

Manej may update these terms. The version in force is shown here, and a job you accept is under the version in force when you accept it.

13. Law

These terms are governed by the law of South Africa.
